How is $/ft²/month derived?

Monthly rent is divided by rentable square feet (must be positive) to get dollars per square foot per month. The second line multiplies by 12 as a simple annualization in the same units; lease terms and CAM are not modeled.

Does the decimal separator matter?

This calculator uses plain decimal numbers. If a result looks wrong, check whether you used a comma instead of a dot (or vice versa) where the field expects one.
